Called out to find handle broke off of 1” ball valve in irrigation box. I dug up the valve and replaced it with a 1” curb stop. I then installed the irrigation box back into place and back filled.

During a recent inspection of two toilets, it was found that while there were no visible signs of leaks, both toilet flanges were set too low below the finished tile floor. The customer was informed of this issue and given an estimate of $1,000 per flange to make the necessary repairs, but declined due to budget limitations. Instead, the customer opted to have the toilets reset with new wax rings despite being informed that no warranty could be provided due to the flange height. After resetting the toilets with new wax rings, efforts were made to ensure the toilets would not leak in the near future, but the customer was made aware of the potential risks. All findings and recommendations were documented, emphasizing that the current setup might lead to future issues if the flanges are not properly raised to meet the floor level. No further work was performed.
