Customer had a new counter top and sink installed but couldn't get the ptrap hooked up properly and kept leaking. I sealed the basket strainer with silicone to eliminate a call back since that was installed by Customer. Installed all new under plumbing as well. Found water heater from 2009 wile checking water pressure and found signs of leakage.
I arrived at the customer's home to address an air gap leak. Upon inspection, I discovered that the air gap had failed and needed to be replaced. I presented the customer with options, and they chose to replace it with a Band-Aid. I removed the old air gap, noting the excessive caulking used during installation. I trimmed the sagging discharge line to the proper length and reinstalled it. I then performed performance and safety testing, and the system was found to be functioning properly. I inspected a 10-year-old water heater with a failed expansion tank. The customer has Quest piping throughout the home, which is considered defective. I advised the customer to replace the water heater, but they decided to wait for now.

One toilet had a mis installed handle and chain, causing difficulty in lifting the flapper and occasionally pulling the chain under the flapper, leading to an increased water bill. Discussed concerns with the customer and presented options for fill valve and chain adjustments. Customer chose the Band-Aid fix. Completed adjustments, performance, and safety testing, then checked the water meter—no current water use detected. Noted a small, long-term leak in the flush valve. Presented the option of pulling the one-piece Kohler toilet and replacing the flush valve; customer declined. Will monitor the water bill for further action.

I arrived at the customer's home to address concerns about a toilet leak and the installation of a bidet seat. The toilet was installed in 2014 and has since developed a leak. The customer is interested in a bidet seat with full functionality and has an outlet nearby for power. The home was renovated in 2014 with a new toilet, tankless water heater, PEX supply line re-pipe, and drain line re-pipe. The supply line re-pipe is not up to my standards, but it seems to suffice for the customer's needs. I noticed that a vent line for the toilet was run through a floor beam, which was cut out of the way with an extra board added on the side. This vent line is likely original to the home and predates the 2014 remodel. The customer also expressed concern about the stability and structure of the subfloor around the toilet, which appears to be fine. There was some evidence of moisture in the crawlspace near the toilet, but nothing substantial to indicate a pressing problem.
I opened up sheetrock, fixed a waterline, insulated joist bays, insulated waterlines, and recommended keeping the Adu heated above freezing during the winter. I also replaced a failed shower cartridge due to freezing.
